It's so hard to know, right? For me, if it "feels" like it could be a happy space when I am in it - that counts for a lot. And light - sounds like you have that. And air flow (though my current place has windows only on one side and I cope). Deciduous trees sound nice. Is there a dishwasher or a double sink? That's handy. Is it clean and look in good repair? Can you secure the doors/windows well? I have found you can live with things if it's basically ok.

You could ask for a second viewing too. Just to confirm it's gonna be ok. Good luck.

A double sink, but unfortunately no dishwasher. The windows are the wind out type that are not great for airflow, but it has evaporative cooling, which should be great as long as it is not humid, and hopefully my portable aircon will be enough to get me through humid spells.

I've got a viewing booked on Thursday so will be able to make a final decision then.

I’ve lived in places with wind out windows, if you also open a window on opposite side of house and then you get a cross breeze it works well. Also great if it’s raining, can have windows open with minimal risk of water splashing in.
