I can't afford it without their help.

I'm renting a two bedroom place now, and the second room is my workspace. I'm already giving up the idea of a separate office (I'll have to have the desk in my living space) in anywhere I buy.

Assuming your parents names aren't going on the title and it's purely yours just agree agree agree then change the locks and let them use the spare room like you were always planning?
