My plumber friend actually suggested just hiring someone you know and trust who knows what to look for to check out your short list, rather than an official inspector. Official inspectors are very official, I guess, and not necessarily super knowledgeable about the often-missed things that are frequently problematic. I don’t know if I’m explaining it well, but his logic was sound when we were discussing it. He's a guy who bought an old farmhouse, tore it down to the studs, and rebuilt it. He's got some knowledge.
Sure, but like, "have a friend who is qualified to inspect a house inspect it" relies on having a friend qualified to do that. If i had a friend able and willing to change my oil on my car for cheaper than the shop, that would be a good idea, too.
I know how to swing a hammer and replace pipes as much as anyone else with youtube. You should not have me inspect your house.
Well, yes, and in my case, it would obviously be my plumber friend. But he is the first person I've known well enough and trusted enough to want to hire to do something like this. And I'm not buying another house for several years at least, unfortunately.
Yeah the my buddies who looked at it with me told me not to bother with an inspector. So there's probably song logic to that. But I figured I'd kick myself if I didn't get an inspection, and then found something dumb later, I'd always wonder if I could've known better 🤷♂️
I paid for peace of mind, not that expensive in the grand scheme of things
