Not even just the lot rent. Eventually some pin-dicked investor type is going to buy the place, jack up the rents and kick everybody out. Good luck moving your "mobile" home.
There are some mobile home retailers that will sell you a "land-home package". So you can have a new house on a couple of acres. I almost did that.
